Answers to your common questions

Below is a quick overview of questions frequently asked by our tenants and their corresponding answers. If you have further questions or concerns, or if you would like a more detailed explanation for one of the questions below, feel free to contact our office.

  • Q: Are pets allowed in your rental homes?

    A: Some owners allow pets, but some do not. Each rental listing clearly states if pets are allowed and any conditions you will need to consider. Each city’s requirements can also differ, and we will always abide by those requirements. This may mean that you will need to register your pet with the city. You are also required to screen your pets and even verify if you have no pets. Click Here to access our petscreening link. You will be asked to provide pedigree and vaccination documents, along with references and photos. We never allow animals bred for attack purposes or any pets with known behavioral problems.
  • Q: Can I get a satellite dish?

    A: Each property has different requirements. Please contact your Property Manager who can assist in answering your questions.
  • Q: Can I sublease my apartment?

    A: No. Real-Time Leasing does not permit subleasing. If you need to re-lease your property, please contact your Property Manager.
  • Q: How do I give my notice to vacate and how many months’ notice do you require?

    A: You are required to give notice that you will vacate 60 days prior to the end date of your lease. Your notice needs to be written and received by our office prior to the last day of the month. The 60-day period will begin the following month.
  • Q: How do I schedule a showing for a property I’m interested in?

    A: You may call the phone number in the property listing, or contact our call center at (952)-808-9707 to begin the showing process. Our agents are very dedicated and committed to finding you the perfect home.
  • Q: I am a smoker. Can I smoke in my rental home or anywhere on the property?

    A: No. Real-Time Leasing does not permit smoking in our rentals or anywhere on the rental property.
  • Q: I just signed my pre-lease, but my plans have changed and I don’t want to move in. Can I get my security deposit back

    A: No. Unfortunately, security deposits paid at the time of pre-lease signing are non-refundable if you decide not to move forward with the lease.
  • Q: If I move in and need to break my lease for any reason, what is the process I would need to follow?

    A: We understand emergency situations happen, and we are happy to help you end your lease if needed. Click here to view the breaking lease guidelines.
  • Q: If I would like to paint a room in a home I rent from you, do you permit painting?

    A: Real-Time Leasing does not permit tenants to do painting themselves. However, you may contact your Property Manager who can request approval from the property owner and get you a bid for our professional painters to paint an approved color. Real-Time Leasing will only approve light, neutral colors.
  • Q: Is the $37 Tenant Benefit Package mandatory?

    A: Yes. The monthly fee is mandatory and covers filter delivery every 90-days, Renter's Insurance Master Policy (which covers liability and medical with a $500 deductible), 24/7 maintenance, free payment options, portal access, one-time NSF waiver, one-time late fee waiver, buying assistance and texting.   • Q: May I run an in-home day care center or other business out of the property I rent?

    A: No. We do not permit daycares or any other business to be run out of our rental properties.
  • Q: Once I have applied, if I am denied or choose not to move forward with signing a lease, will my application fee be refunded?

    A: No. Unfortunately, once an application is processed, we cannot refund the application fee.
  • Q: What are the procedures for moving out?

  • Q: What forms of payment does Real-Time Leasing accept?

    A: Real-Time Leasing accepts ACH, credit/debit card and E-Check transactions. Our banking systems charge a convenience fee for each of these methods of payment. If you have roommates or a spouse, automatic withdrawal can also be split between multiple bank accounts. We also accept Cashier Checks/Money Orders for a $15 handling fee.
    Please note: Real-Time Leasing does NOT accept cash or personal checks as a form of payment.
  • Q: When is rent due? Is there a grace period?

    A: Rent is always due on the 1st, but we do offer a grace period until the 5th of each month. If rent is received (by mail or otherwise delivered) on the 6th or later, you will incur an 8% late fee of the balance due. If payment is not received on the 5th, you also run the risk of being evicted.
  • Q: Will I be charged for maintenance at the property?

    A: If a tenant or guest of the tenant caused the damage, the charges are automatically the responsibility of the tenant.
